In a strong indication that the luxury segment of the real estate market is gaining momentum, of the 17 sales in 2016 for homes priced at $2M or above, 14 of those sales have occurred since June. With a full quarter left in the year, the market has already matched the 17 home sales in this segment that occurred for the entire year in 2015.

As Steamboat’s leading luxury real estate firm, Steamboat Sotheby’s International Realty was the listing firm for over half of the homes that have sold in 2016 in this price range, and has also represented in the buyers in many of the transactions.

32625 Hudspeth Lane, overlooking Lake Catamount on 35 acres, was listed by Darlinda Baldinger and ChLoe Lawrence and sold on August 3 for $2,300,000.  “This home was a spectacular opportunity to own a smart home on the lakeshore. The home and the views are just extraordinary,” said Baldinger. Homeowners at Lake Catamount enjoy use of the private lake and clubhouse amenities such as athletic facilities, restaurant and pool, as well as the option to become private members of the nearby Catamount Ranch & Club Golf Course.

Listed by Marc Small and sold by Arlene Zopf, both of Steamboat Sotheby’s International Realty, the home at 1750 Natches Way closed on August 18 at a price of $3,300,000. Small says that, “There are few very special streets in town – Natches Way is one of them.  And this home sits on the most special lot on that street, immersing you in the aura of the Steamboat Ski Area. You truly feel like you are a bird, flying high over the valley and the ski area below.”

“The buyers of this incredible home,” says Zopf, “are long-time property owners in Steamboat. Originally purchasing a small ski condo several years ago, they were bitten by the Yampa Valley Curse and fell more in love with the area each year, ultimately leading to their decision to purchase their dream home in Steamboat.”

Positioned along the 16th Fairway of the Rollingstone Ranch Golf Club, the 8200 sq.ft. home at 2275 Golf View Way was listed by Pam Vanatta and Cam Boyd and sold for $2,950,000. “This home encompasses luxury mountain living at its finest,” said Vanatta.

The most recent sale of 41850 Double Buck Trail on September 16 was listed by Charlie Dresen and sold by Pam Vanatta. This estate sits above Strawberry Park on 15 acres of lush aspen forest and closed at a price of $3,485,000.  Dresen says that, “Although there are several other homes currently listed in this price range, this home was not like the others. It is a very special property, from the unique architecture to the views, and I believe that is ultimately what set it apart and spoke to the buyers.” The 6+ bedroom home encompasses over 6300sf, and boasts some of the valley’s best views over Rocky Peak and Buffalo Pass.

With this most recent sale, and 6 other homes currently listed at prices over $2,000,000 under contract as of September 20, all signs point to a very strong finish for the high-end, luxury home market in Steamboat for 2016.
