Elk River Ranch, one of Routt County’s premier properties, sold on November 5, 2019 at a price of $11,500,000. Pam Vanatta, Broker/Owner of Steamboat Sotheby’s International Realty, represented the Seller (co-listed with Brian Smith of Hall & Hall).

The Elk River Ranch is truly one of Colorado’s finest properties.  The ranch boasts 695 pristine acres and 1.5 miles of the beautiful Elk River.  The ranch hosts two residences.  One, a beautiful 7,937 sq ft luxury home tucked back in the trees along the Elk River with the perfect blend of western, ranch-style combined with mountain comfort that exceeds all expectations. The second, a newer caretaker’s home with 4 bedrooms and 2.5 baths. Excellent equestrian facilities include indoor and outdoor riding arenas, 6-stall barn with tack room and beautiful meadows for riding and grazing. Fenced pastures, multiple outbuildings, additional 21×42 outbuilding/garage, excellent hay production and plentiful water rights. This ranch offers an outdoor paradise with world class fishing on both sides of the Elk River, prime hunting, hiking and riding.

The entire ranch (800.74 acres), including the previously purchased 105-acre portion of the ranch, was first listed in 2010 for $32.5M. The 105-acre portion sold for $2.75M in 2017. This iconic red-roof portion of the ranch was referred to as the Ranch Headquarters and included an old-timey saloon, main residence, original log homestead cabin, “honeymoon cabin,” horse barn and more.

This sale marks the second sale over $10M of a ranch property in the Yampa Valley in just two short weeks.
